Frequency
How often you book changes the rate.
Per-visit pricing scales with how clean the home stays between visits. Weekly homes need less work each time; monthly homes need more. The bi-weekly rate is our reference point.

Pricing factors
Six things that move the number.
Every estimate weighs the same six factors in the same order. Nothing gets added between estimate and invoice without your written approval, and that almost never happens because we don't guess on scope.
Square footage
Pricing scales in 500 sq ft bands. A 1,200 sq ft home and a 1,600 sq ft home pay the same band; a 2,200 sq ft home moves up. Estimate confirms the band.
Number of bathrooms
Bathrooms take longer than equivalent square footage. Add roughly $25 per bathroom beyond two for recurring, $40 for deep cleans.
Pets in the home
Shedding adds vacuum time. We don't charge per pet. We charge a flat $20 add-on per visit if pets are present, regardless of count.
Time since last deep clean
If it's been 12+ months since a deep clean, the first visit gets the deep-clean rate. The recurring rate kicks in starting visit two.
Specialty surfaces
Marble, untreated wood, antique brass, and other surfaces that need specific products are quoted in writing. We don't guess on materials we can damage.
Frequency
See the multiplier table above. Switching frequency mid-route is allowed. We re-quote at the new rate, no penalty.

Cleaning is one of the worst industries for surprise fees. We made a list of what we will never bill you for, and we keep it short because honesty doesn't need fine print.

How much does house cleaning cost in Spokane?
For a typical Spokane 2 bed / 2 bath, recurring cleaning starts at $149 per visit, deep cleaning at $329, and move-in/out at $349. Final price depends on square footage, bathrooms, pets, and frequency. The price you're quoted in writing is the price you pay: there are no surprise add-ons.
Do you charge by the hour or by the job?
By the job. Hourly billing creates the wrong incentive (slow down to bill more). Our flat per-visit price covers a defined scope of work, and our crew finishes when the work is done: typically 2–3 hours for recurring, 5–8 for deep cleans.
Why is the first visit more expensive?
If it's been more than a year since a deep clean, the first visit is priced as a deep clean (~$329) rather than a standard recurring clean. After that, the home stays at deep-clean level on standard recurring rates because the team is keeping up rather than starting over.
Do I have to sign a contract?
No. We don't use contracts. You can pause, change frequency, or stop service entirely with 24 hours notice. The only commitment we ask is for you to tell us before a visit if you're not happy with the previous one.
Can I get a discount for paying upfront or referring friends?
We don't run promotional discounts. The posted price is the lowest fair price we can offer and still pay our crew well. We do offer a $40 credit for every customer you refer who books a recurring clean (applied as a credit on your next invoice).
What payment methods do you accept?
Credit and debit cards, ACH bank transfer, and personal check. We invoice after each visit; payment is due within 7 days. Recurring customers can opt into auto-pay on file.
Are tips expected?
Not expected, always appreciated, and they go directly to the crew, not the company. Many customers tip $5–$20 per visit; some prefer a holiday tip once or twice a year. Either is welcomed.
Will the price ever go up after I'm a customer?
Standard pricing has historically increased about every 24–30 months to keep up with wages. We give 60 days written notice before any change and never apply a mid-route increase. The rate at booking is the rate for that schedule until you're notified otherwise.
